She smiled, soothed by the tone in his voice. He hadn't said the words to her earlier, but she suspected Ryan was falling every bit as much as she was.

As he edged near the property line, he caught sight of toned, shapely legs swinging from the branch of a tree. His neighbor was doing pull-ups. On a tree.
What the hell are you doing?” Ryan said the words to himself, his finger sliding off of the trigger. Frankie hadn’t heard him. Her earbuds’ cord was connected to the iPod strapped to her arm. He repeated his question, louder, and she startled, dropping from the limb she’d been holding. Pulling her earphones out, she smiled and gave a surprised laugh. Lust curled tight in his stomach at the sound. Which pissed him off since he didn’t need more complications in his life.
Hey. Didn’t see you there, neighbor.”
She wiped the sweat off her brow with the back of her hand. Strands of hair were escaping the ponytail sitting high on her head. She put her hands on her hips, gulping in air, still smiling. His eyes roamed over the tone and definition of her arms. Arms weren’t supposed to be a turn on. They were just something to have wrapped around you. Along with legs. But legs were a turn on. Still, he couldn’t take his eyes off of her arms. They led up to sleek shoulders and a graceful collarbone. When his eyes met hers, she was grinning and he knew he’d been caught looking.
You’re doing pull-ups on a goddamn tree?”
Um, it’s my tree,” she said, looking back and forth between him and the tree. Small as she was, the tree didn’t look like it could hold its own branches, never mind a person’s weight.
Actually, it’s smack in the middle of our property line. So stay the hell off it and get a pull-up bar.”
She rested a hand on the bark and smiled at him with something like fire flashing in those blue eyes. Her breath was a bit uneven, but firm. “I’ve never shared a tree with anyone. It feels like a big step.”
He bit back a smile. “Funny. This tree needs to be cut down. It’s rotted.” He kicked at the trunk to show her what he meant.
Don’t kick our tree,” she said, not even trying to hide her smirk.
It’s not safe.” Jesus. She was hard to be irritated with. Which, oddly, only irritated him more.
And as much as I appreciate your neighborly concern, Ryan, I can take care of myself. And our tree. See, my home gym isn’t quite set up yet so I’m using what’s available. If you want, we can work out a schedule for tree use.”
There was as much sarcasm in her stance as in her tone. This time, the grin spread before he could stop it.
You’re feisty.”
You’re a jerk.”
Yeah. But it’s still not safe. I have an extra pull-up bar in my garage. You put it in the frame of a doorway. I’ll grab it and bring it over,” he said, hoping the gesture served as an apology.
Which he was man enough to admit she deserved from him.
Frankie’s eyes widened and she took a step back, wariness overshadowing her amusement.
No thanks. I’m not ready for visitors.”
He arched an eyebrow. “I wasn’t planning on coming for tea.”
She gave a rough laugh. “I don’t need anything from you, Ryan. I’ll pick another tree. Or do push-ups.”
She backed away, the unease in her eyes fascinating the hell out of him. She didn’t want him over. And not because he was a jerk. She waved one perfectly shaped arm over her head as she went back to her house.

He turned the weed trimmer back on, purposely turning his body in the other direction. He wasn’t going to stand around and watch her go, even across her yard. He’d never watch a woman leave again. Once was enough.

New Release Spotlight: The Bad Boy Next Door by Jody Holford

The plan was to start over, not fall in love...

🌸The Bad Boy Next Door🌸
 by Jody Holford

Shay Matthews moved to Boston for a fresh start…new apartment, new job, new routine. After too many years being coddled by her overbearing older brothers, Shay’s ready for some freedom and maybe a nice, easygoing guy. She wasn’t expecting to literally run into the scowling, brooding, (and unfairly smoking hot) guy next door.

Fresh off a haunting undercover assignment, detective Wyatt Daniels is jaded about life, relationships, and especially happily-ever-after. But there’s something about the independent and beautiful Shay that makes him want to dig deeper. Or stay away, which is definitely the smarter option of the two.

But the more Shay tries to convince herself that her sweet building manager, Brady, is the guy for her, the more Mr. Completely Wrong-for-Her Wyatt invades her mind and her heart.

What were they doing here? It was some weird version of chicken, and at the moment, neither of them were blinking.
I don’t need you to take care of me.” Best to remind them both of that.
I know,” he said, his tone both serious and solemn.
His hand stretched out, and his fingers caressed her cheek. Shay let her eyes drift closed while she breathed
slowly through her nose. Taking a deep breath, she opened her eyes and stepped back. She didn’t mean it as an invitation, but that’s how he took it. He closed the door behind him and leaned against it.
I told you I was going to be shit at this friend thing.”
Shay clasped her hands together to keep them from reaching out and stroking his body. They very much wanted to do that because they didn’t understand, the way her brain did, that it would be a worse idea than him being here.
You’re actually very good at it. You’re funny and kind. A bit overprotective, but I think that’s got as much to do with your job as your nature,” she said.
Wyatt’s lips pursed together like he was holding back a sarcastic retort. “Thanks. I guess I meant I’m not very good at it with you.”
Her heart skittered to a stop. “Oh.”
Had he come to tell her he didn’t even want friendship? He clearly didn’t want more, since he’d all but turned away from her when she kissed him.
I can actually see your brain turning over a bunch of wrong ideas.”
Crossing her arms in front of her, as if that gesture could protect her heart, she continued to stare at him.
He stepped closer. “I don’t want to be friends.”
Like a knife through a tire, his words slashed her heart. “Fine.”
Another step. Shay took one backward as he warned, “I’m no good for you.”
Her hands dropped to her sides. “So you’ve said.”
Friends don’t generally think about each other nonstop.”
How did he know she did that? Or did he mean him? “I don’t think about you that often. You’ve got a big ego.”
Another step forward for him and another back for her. His lips tipped up in amusement. “I mean me. I’m not
thinking of you like a friend.”
Shay paused mid-step. “Oh? Just like an annoying neighbor?”
He smiled now. “No. Not that either.”
They were standing in the hallway center. If she moved to the right, they’d end up in her living room. The left would lead them to her bedroom.
She stood still. “Then what?”
I’m not sure yet, but you should probably tell me to get lost.”
Shay’s lips twitched. “I don’t want to,” she admitted.
This time, when he stepped forward, she didn’t move. “I don’t want you to.”
The air between them was a heavy blanket of lust she wanted to crawl underneath.

New Release Spotlight: More Than Friends by Jody Holford

More Than Friends
Kendrick Place #1
By: Jody Holford
Releasing December 5, 2016
Entangled

Owen Burnett planned on a quiet, easygoing Christmas, hanging out with his best friend and neighbor, Gabby Michaelson. So when his mom pressures him to come home for the holidays, he tells a little white lie…that he’s spending the holidays with his new girlfriend. But when his family shows up unexpectedly, Owen pulls the best friend card and asks Gabby to play his fake girlfriend.
Gabby’s been hopelessly in love with her best friend Owen for what feels like forever, but playing his "fake" girlfriend when the entire boisterous Burnett clan visits is easier said than done. The more she tries to deny the attraction between them, the more obvious their chemistry becomes. But even though she's not the only one feeling it, putting their friendship on the line is a risk she can’t take.

He rolled to his side, once again adjusting his arm so he could prop himself up on his elbow. His other hand moved to Gabby’s waist, stroking the skin that had been taunting him for the past two nights. He could see the shine of her eyes in the dark. He felt her against him, everywhere. Her scent curled inside him. She was part of him and he hadn’t taken any time to realize what that actually meant.
Owen?” Her voice was a whisper.
There isn’t anything about you I would change.” He wanted to say more. He wanted to say the words that were tumbling inside his brain and his heart, words he’d held back or buried. But right in that moment, he wanted something more.
Bringing his hand to her face, he smoothed his thumb across her lips. He heard, felt, her breath quicken as he inched closer, until looking into her eyes began to consume him and he had to let his own close. His mouth touched hers—not for show or because anyone expected it, but because he needed to kiss her, needed to trace her lips with his tongue and memorize the taste of her. Of Gabby.
Her hand moved up his chest, around the back of his neck and into his hair where her fingers gripped, tightened, like she was afraid he’d get away. There was absolutely nowhere he’d rather be. Using his tongue and his teeth along the column of her neck as he’d wanted to earlier, his fingers drifted down, lowering the strap of her tank top. He nipped at her jaw, trailing kisses back up to her ear, telling her she was perfect.
She was everything. She was his.
How the hell could he have missed this? And how would they ever go back to the way it had been before?
